We hired Erik to inspect a new roof, gutters, and James Hardie siding job. Eric was truly fantastic and amazing at attention to detail to every aspect of the inspection. He read the installation manuals from the material manufacturers and found for us major mistakes done by the contractor that we had not noticed at all. We recently had our condo inspection done, and Erik Rooney did an outstanding job. He was extremely thorough, professional, and detail-oriented throughout the entire inspection process.

We are in the process of purchasing a 100+ year old home, and Erik's inspection report is an irreplaceable tool in this process. The thoroughness of the inspection itself, as well as the thoughtfulness, knowledge and practicality of Erik's assessment and recommendations are beyond compare.

I reached out to Erik and a few other inspectors, and we heard back from Erik first. This prompt communication has been constant throughout the entire process. Erik also offered the most competitive pricing on inspection services and answered all our questions most thoroughly, so we decided to go with Erik as our home inspector. We contracted to execute a home inspection, wood-destroying insect investigation, oil tank sweep, and a sewer inspection.

Scheduling was also so easy and quick - we scheduled on a Friday for Monday morning and then easily changed it when the buyer needed to move our appointment.

On the day of the inspection, Erik arrived early and spent *hours* going methodically, thoughtfully and strategically around the property. No stone was left unturned!

Once the report was received (incredibly quickly!), Erik walked through the report with my husband and myself, making sure we understood all the findings.

As a side note, a friend of ours who is in the business of renovating old homes viewed the report and was also blown away by the report and by the time, energy and effort that went into collect all the data required to write such a detailed, comprehensive and (most importantly) useful document.

All in all, we can't recommend Rooney Home Inspections more highly. We are so grateful to Erik for being a reliable resource in what can be such an arduous and stressful process.

My wife and I cannot recommend Erik enough. The whole inspection process with him was professional, smooth and made very easy for us. His communications were clear and quick and everything was documented very well. He was able to accommodate going back to the property a few times after the initial day of inspections to do follow ups which was appreciated. He also gave great insight and advice when communicating back and forth with the sellers whenever we brought up a concern/issue with the house. At the end of the inspection we were provided a detailed checklist of issues with the house and their severity ranked which will be extremely useful moving forward with this home.
